A Family Unsure Where an Estate Began

The Situation

Three adult children inherited from a parent who had left no will. They were uncertain which assets formed part of the estate, who held authority to act, and what the correct legal steps were. One property had two separate title deed entries that appeared inconsistent.

What We Did

We conducted a Family Estate Review — reviewing all available documents, identifying the discrepancy in the title deeds, and mapping out the estate's composition. A written overview was provided explaining each asset, how it would be treated under Thai succession law, and what steps to take next.

Outcome

The family had a clear picture of the estate within twelve days. The title deed issue was identified in time to address it through the Land Department before any transfer was attempted — avoiding a potentially significant delay. The children proceeded to the Succession Support service with confidence.

An Expatriate Family with Cross-Border Complexity

The Situation

A European national who had lived in Chiang Rai for many years passed away leaving property and financial assets in Thailand. His adult children, based in Europe, needed to manage the succession from abroad, with documents in multiple languages and coordination across two countries.

What We Did

We took on Succession and Heirship Support — accepting foreign-language documents for review, liaising with the consulate, coordinating with the Land Department, and conducting all client communication in English via email to suit the time zone difference. Written updates were provided at each stage.

Outcome
